Working directly for the Owner, I usher projects through 5 phases, each building upon the one before it.

Phase 1 - Schematic Design

After meeting with clients at the site to review their “wish list”, I start sketching ideas for solutions. I present sketches of the options, and we choose a general direction.

Phase 2 - Design Development

After several showroom visits with clients, I develop the design and specifications for the exterior, interior finishes, and fixtures.

Phase 3 - Construction Drawings

This is the most detailed part of the process, where drawings are developed for the purposes of construction, bidding, and approvals. I meet with the client to review these drawings at several stages.

Phase 4 - Bidding and Approvals

Choosing a contractor is an important step, so I help my clients find the right one for their project. I review the bids, and assist the Owner with negotiating and reviewing the contract for construction. I also submit applications for the appropriate permits.

Phase 5 - Construction Administration

As the Owner’s agent during construction, I visit the site regularly, working closely with the contractor to make sure the design is fully realized.
